I provide licensed showing coverage along with the in-person real estate tasks that can be difficult to handle when your schedule is full or you’re out of town.

You keep the client relationship and remain the primary agent. I simply step in, represent you professionally, complete the requested coverage, and report back to you.

Whether you have two appointments at once, a buyer who wants to see a home while you’re away, an open house that needs coverage, or a property task that needs to get done, I provide flexible, on-the-ground support for busy Knoxville-area agents.

Standard Showing Includes:

• Property access
• Up to approximately 30 minutes at the property
• Professional representation of the referring agent
• Basic property information
• Feedback and notes returned to the referring agent

Standard service area: Published rates include properties located within 20 driving miles one way of the Knoxville Service Hub at Papermill Drive.

Extended travel:
21–30 driving miles: +$25
31–40 driving miles: +$50
More than 40 driving miles: Custom quote based on location, drive time and service requested.

Timing adjustments:
Same-day requests: +$25
Rush requests (within 2 hours):  +$50
Evening/holiday requests: quoted as applicable

Open House Coverage

Professional open house support when you need someone to host on your behalf.

I’ll arrive early, prepare the property for guests, professionally host the open house, capture attendee information, secure the property afterward, and return the feedback and leads to you. Your listing relationship remains yours.

2-Hour Open House Coverage Includes

• Arrival approximately 15 minutes before the scheduled start
• Opening and basic property setup
• Up to 2 hours of hosted open house coverage
• Visitor sign-in
• Professional coverage on behalf of the listing agent
• Securing the property afterward
• Attendee information and feedback returned to the listing agent

The listing agent provides: directional signs, property flyers, brokerage-required materials, and seller-approved property information

Open House + Marketing – $195

Includes everything in 2-Hour Open House Coverage, plus:

• Social media graphic
• Story graphic
• Caption
• Short-form reel created from existing listing photography or video

Marketing support is provided by CarbonSilk.

Complete Open House Support – $250

Includes everything in Open House + Marketing, plus:

• Placement and retrieval of up to 5 agent-supplied directional signs
• Printed materials setup
• Attendee and feedback summary

Printing and purchased materials are billed separately.

Appointments & Property Coverage

Licensed, in-person support for the property appointments you can’t always fit into your schedule.

Whether your client needs a final walkthrough, an inspector needs access, or a vendor needs someone at the property, I can step in on your behalf and report back when the appointment is complete.

Final Walkthrough Coverage — $85

Includes:

• Property access
• Up to approximately 1 hour at the property
• Professional coverage on behalf of the referring agent
• Attendance with the client as they complete their walkthrough
• Notes and observations communicated back to the referring agent

Final walkthrough coverage does not include independently evaluating property condition or advising the client on repairs or acceptance of the property.

Inspection Coverage — $125

Includes:

• Property access
• Up to approximately 2 hours onsite
• Presence during the scheduled inspection
• Coordination with the inspector as needed for access
• Notes and relevant information returned to the referring agent

The inspector performs the inspection and provides all professional findings. My role is agent coverage and property access.

Appraisal / Vendor / Contractor Access — $75

Includes:

• Property access
• Up to approximately 1 hour onsite
• Meeting the scheduled appraiser, vendor or contractor
• Remaining at the property while access is required
• Securing the property upon completion
• Confirmation and notes returned to the referring agent

Additional onsite time: $50/hour.

New Construction / Site Appointment — $95

Includes:

• Up to approximately 1 hour onsite
• Professional coverage on behalf of the referring agent
• Attendance at a scheduled builder or site appointment
• Notes, photos or updates as appropriate
• Follow-up information returned to the referring agent

I attend as agent coverage and do not replace the referring agent’s role in negotiations, contractual decisions or property-condition determinations.

Property Check + Photo Report — $65

Includes:

• Property access
• Visual walkthrough of accessible areas
• Current photos of the property
• Confirmation of requested items or conditions when reasonably observable
• Brief photo and note summary returned to the referring agent
• Securing the property before departure

This is a visual property check, not an inspection or professional property-condition assessment.

Listing & Field Support

On-the-ground help for the physical tasks that keep a listing moving.

From lockboxes and signs to flyer restocks and material delivery, I can handle the in-person details that take you away from clients, appointments and the rest of your business.

Lockbox Installation — $45

Includes:

• Travel to the property
• Installation of agent-supplied lockbox
• Confirmation that the lockbox is secured
• Photo confirmation returned to the referring agent

Lockbox Removal — $45

Includes:

• Removal of the lockbox from the property
• Confirmation of removal
• Return or delivery arrangements as directed by the referring agent

Lockbox Installation + Later Removal — $80

Includes installation at the beginning of the listing period and removal at a later scheduled date.

Lockbox + Agent-Supplied Sign/Rider Setup — $65

Includes:

• Lockbox installation
• Placement of agent-supplied sign and/or rider
• Basic property-front setup
• Photo confirmation after completion

All signs, riders, lockboxes and installation materials are supplied by the referring agent unless otherwise arranged.

Sign / Lockbox Removal After Closing — $55

Includes removal of agent-supplied signage and lockbox after closing or listing termination, with confirmation returned to the referring agent.

Open House Directional Sign Setup + Retrieval — $75

Includes:

• Placement of up to 5 agent-supplied directional signs
• Retrieval following the open house
• Reasonable placement within the immediate property area

All directional signs are supplied by the referring agent.

Flyer / Marketing Material Restock — $55

Includes:

• Pickup or use of agent-supplied materials
• Restocking flyers, brochures or other approved marketing materials at the property
• Photo confirmation when complete

Key / Document / Material Pickup or Delivery — $55

For local pickup or delivery of keys, documents, signage, marketing materials or other real estate-related items.

Additional Field Support — $65/hour

Listing Launch Support — $350

For agents who want help getting the physical and marketing pieces of a new listing ready to go.

Includes:

• Coordination with photographer or other scheduled listing vendor when needed
• Property-specific social media graphic
• Story graphic

Printing, purchased materials, photography, signage and third-party vendor fees are not included.

REALTOR® Vacation Coverage

Leave town without leaving your business uncovered.

Whether you’re taking a long weekend, heading out for a family vacation or simply need a few days completely away from work, REALTOR® Vacation Coverage gives you a trusted local REALTOR® to step in when something needs attention.

Reserve your dates in advance, complete a simple handoff before you leave, and I’ll serve as your local backup while you’re away.

Have an Active Transaction?

If you have a buyer or seller already under contract while you’re away, transaction coverage can be added so deadlines, appointments and communication continue to move forward in your absence.

Active Transaction Coverage — Up to 7 Days: +$125 per transaction

Active Transaction Coverage — 8–14 Days: +$200 per transaction

Coverage may include:

• Contract deadline tracking
• Client communication
• Lender and title communication
• Cooperating-agent communication
• Inspection coordination
• Appraisal coordination
• Repair and vendor scheduling
• Earnest money and milestone follow-up
• Final walkthrough coordination
• Closing coordination
• Transaction document facilitation at the primary agent’s direction

Travel & Service Area

On-Demand Agent Support primarily serves Knoxville and surrounding communities.

For consistent pricing, travel is calculated from the Knoxville Service Hub at Papermill Drive.

Published service rates include travel within 20 driving miles one way of the Knoxville Service Hub.

Extended Travel

21–30 driving miles: +$25
31–40 driving miles: +$50
More than 40 driving miles: Custom quote based on location, estimated drive time and service requested.

When multiple properties are scheduled as part of the same tour, travel is calculated as one continuous route rather than charging a separate travel fee for each property.

Paid parking, tolls and unusual access expenses are billed at actual cost.

More than 2 hours before: No charge

Less than 2 hours before: 50%

Cancellation after arrival or client no-show: 100%

Open Houses

More than 24 hours before: No charge

4–24 hours before: 50%

Less than 4 hours before: 100%

Service Disclaimer

On-Demand Agent Support services are intended to provide professional coverage and execution support for the hiring or referring real estate agent.

For final walkthroughs and live video walkthroughs, the client must be present either in person or live by video.

On-Demand Agent Support does not independently inspect, approve, accept or complete a property walkthrough on behalf of a buyer or seller.

On-Demand Agent Support does not provide home inspection services and does not independently determine whether repairs have been completed satisfactorily, whether property conditions are acceptable, whether contractual obligations have been fulfilled or whether a client should proceed with a transaction.

Questions involving inspections, repairs, contracts, negotiations, acceptance of property condition or other transaction decisions remain between the client, their primary real estate agent and the appropriate professionals.

Licensed real estate services are provided in accordance with applicable Tennessee real estate law and brokerage policies.
